ZONING - WHAT IS IT?
Zoning answers the questions, "What do you want to build? Where do you want to build it? How are you going to use it?"
Improvements made on the EXTERIOR of the home may require a zoning permit:
- ANY covered structure larger than 25 sq. ft.
- ANY deck, porch or patio on the FRONT of your house and ANY increase in the square ft. of your home or accessory structure Fences and Swimming Pool

PROPERTY MAINTENANCE TIPS:
Spring brings new growth and sometimes it can get away from you quickly.
Here are some tips to keep your property well maintained and avoid receiving violations:
1. Keep grass cut regularly.
2. Trim trees from the right of way and where cars and pedestrians walk.
3. Power wash mold from structures and fences.
4. Address peeling paint and damaged/missing siding.
5. Park operable cars on hard surfaces on your property when possible.
6. Keep trash, refuse and debris in appropriate containers with secure lids.
7. Store inoperable vehicles inside an enclosed structure or off premises.
BUILDING DEPARTMENT F.Y.I.
Unlike zoning, the building department answers the question, "How are you going to build it?"
Not all projects that require a zoning permit require a building permit.
Certain "pre-built" structures can be exempt from building permit along with fences and decks or patios lower than 8". Adding a roof to a deck or enclosing it requires permit. Remember to check with the Village Zoning Officer (Jim McFarland) before starting a project that might need permitted. But not everything requires a permit!
Here are some common projects that do NOT require ANY permits:
- Painting or siding exterior (unless frame damage/deterioration)
- Replace roof (unless truss damage/deterioration)
- Sealing driveway
- New windows, doors
- New furnace, water heater, AC
